1. Job Objective
The Building Technical Staff is responsible for the operation, maintenance, and repair of all mechanical, electrical, and plumbing (MEP) systems within the building. The role ensures that the facility operates safely, efficiently, and meets all quality standards to provide a comfortable environment for tenants and users.

2. Key Responsibilities
System Maintenance: Perform regular inspections and preventive maintenance on HVAC, electrical, water supply, lighting, and elevator systems.

Troubleshooting & Repair: Promptly identify and resolve technical issues or equipment malfunctions to minimize downtime.

Preventive Checks: Follow a scheduled maintenance plan (daily, weekly, monthly) to ensure the longevity and safety of building assets.

Emergency Response: Act as a first responder for any technical failures, power outages, or water leaks; coordinate emergency repairs as needed.

Vendor Management: Supervise external contractors during specialized repairs or equipment installations to ensure work quality and safety compliance.

Operational Logging: Maintain accurate records of equipment performance, maintenance logs, and utility consumption (electricity, water).

Safety Compliance: Ensure all technical operations strictly adhere to fire safety, occupational health, and building management regulations.

3. Job Requirements
Education: Vocational degree, College diploma, or University degree in Electrical Engineering, Mechanical Engineering, Building Services, or related fields.

Experience: 1–3 years of experience in building technical maintenance, facility management, or MEP installation.

Technical Skills:

Strong knowledge of MEP systems (HVAC, BMS, fire protection, and electrical distribution).

Ability to read and interpret technical blueprints and schematics.

Proficiency in using hand tools and testing equipment (multimeters, pressure gauges, etc.).

Soft Skills:

Problem-Solving: Ability to diagnose root causes of technical issues quickly.

Adaptability: Capability to handle shift work and on-call duties.

Attention to Detail: Meticulous approach to maintenance and safety inspections.

Teamwork: Ability to work effectively with other building departments (security, housekeeping, management).
